Flooring and subfloor water damage repair addresses damage that's happened beneath your feet – warped hardwood, buckled laminate, or a compromised subfloor that's been affected by water exposure, whether from a flood, a slow leak, or moisture that's worked its way up from below. Flooring damage is often more extensive than it first appears, since the subfloor underneath can be compromised even when the visible flooring looks only mildly affected.
Signs you're dealing with this include hardwood flooring that's cupping, crowning, or visibly warping, laminate or vinyl flooring that's buckled or separated at the seams, a floor that feels soft or gives slightly when walked on, or a persistent musty smell coming from the floor even after the surface seems dry. Tile floors can hide subfloor damage particularly well, since the tile itself may look fine while the subfloor beneath deteriorates.
We start by assessing both the visible flooring and the subfloor underneath, since treating only the surface layer without checking what's beneath it often means the repair doesn't actually solve the problem. Damaged flooring gets removed, and we evaluate the subfloor condition once it's exposed – sound subfloor can sometimes be dried and reused, while compromised subfloor needs to be cut out and replaced before new flooring goes down. We make sure moisture levels are fully back to normal before installing any new flooring material, since installing over residual moisture just sets up the same problem to happen again.
Cost depends on the type and amount of flooring affected, whether the subfloor needs replacement or can be salvaged, and the flooring material you're replacing it with. Properties in San Diego, CA with hardwood or higher-end flooring typically see higher repair costs than those with more standard materials, given the cost difference in the flooring itself.
Damaged flooring rarely fixes itself, and what's underneath matters as much as what you see. Call (253) 247-4517 for a full assessment.
